Custom Home Building in Nashville

Today I have a special guest with me. His name is Jeff Checko and he is with Dream Builder Custom Homes. I just wanted him to go over some of the things that he's doing with new home construction.

So, what are you doing with new construction?


We have really turned a corner since the banking crisis in 2008. We ended up with a lot of extra inventory that took a few years to be absorbed, so 2013 was really a big confidence-building year for us. All of that inventory from years back has been absorbed and we're at about a 60 day market inventory here in Nashville. We are below the national average for inventory, and as it gets eaten up in the growth market that we have here in Nashville, new construction has to begin being built. So, new construction is starting to pick up.

What are some of the hottest areas for new construction?


We are working with a lot of urban infill and areas that are being revitalized or rezoned. For example, with the urban infill in East Nashville you're seeing properties getting subdivided. An urban infill would be when you have a duplex taken out and you have 7 or 8 high-density town homes installed onto that lot. You're seeing this happen in Germantown or north towards Charlotte Avenue. Some other areas that are growing are going to be your outlying suburban areas. We are seeing that Brentwood and Franklin are rising in price, as well as Hendersonville, and these areas are kind of expensive. When this happens you get national builders that come in and start constructing on the periphery. So, in Williamson county you have College Grove and Thompson Station, and Spring Hill. Up north you have Gallatin and that's a good area as well because you can offer prices to middle-income families who can afford to live there.

Low Inventory and Low Interests Rates are Driving Home Prices Up

 

Though it may still be winter, the Nashville real estate market is hot! Inventory is low and so are interest rates. At below 5%, interest rates are at historically low levels. New properties being put on the market are seeing multiple bids within a day of being listed, which is driving up home prices. Nashville property values are approaching the values of 2007 from before the housing crisis, so if you are looking to sell, now is the time!
